The 1.39-hectare site contained low-rise industry beside homes, schools, a railway and Victoria Park, and lay partly in Flood Zone 3.

“A number of houses lie to the west of the site on Sargent Street. There is a railway line to the south, and to the other side of this lies Victoria Park, which is a major green space in the city and a locally- listed park. The St Mary Redcliffe Primary School also lies to the south of the railway line.”

“The site lies wholly within Flood Zones 2 and partially within Flood Zone 3. Flood Zone 3 covered a small portion of the western part of the site.”
