“Concerns of overshadowing and overlooking to properties along Richmond Road which are set below Bryn Gwyn Road level and have private amenity space fronting the site. • The site is already much higher than Bryn Gwyn Road and building on top will be result in properties along Richmond Road being hemmed in by high buildings. • The proposal would result in a loss of green views (as the school was set further back into the site) and existing residents will now be ‘boxed in’.”
“Concerns of surface water flooding. There is a stream at the top of the top of the hill that goes into the garden of [Longeuville] that regularly overflows onto the road – where will all the water go? • Concerns of site stability – the lower plateau has only ever had demountable buildings and there are concerns of the site being able to take the weight of 3 bungalows in this area. There is no evidence provided in the application to reassure residents.”
