“The site is located within the Impact Risk Zone for the SSSI’s Greywell Fen SSSI, Mapledurwell Fen SSSI, Greywell Tunnel Basingstoke Canal SSSI, Butter Wood SSS. The site is within a green zone for Great Crested Newts. The site has low risk surface water flooding within the access road, although the site itself is located outside of the flood risk areas.”
“The application site comprises a parcel of approximately 1.01ha excluding the farm track access leading to Dickens Lane. The existing use of the site is currently arable farmland. The proposed use is for a livestock farmyard. The existing landscape is bounded by tree lined woodland to the east and west. The site levels are relatively flat, however, set down from the main track running to the east of the site. There is a slight rise of the land towards the west.”
