The application site and the land to the north is allocated for residential development as per site reference: HS10 in the adopted Barnsley Local Plan. This application does not look to develop the entirety of the allocation with the northern parcel and western edge excluded (see plan below). The site is also designated Green Space.”

The site is a narrow, sloping area beside the M1, bordered by housing, woodland, trees, watercourses and public rights of way.
“Keresforth Road and Woodend Court define the very southern point of the application site. The western boundary is bounded by a substantial belt of mature trees, the majority of which lie outside the application site and remain under other ownership (though form the western part of the allocation). Hedgerow and trees also form the eastern boundary, adjacent to the motorway slip road.”
“Needle Eye Wood is located to the south-east of the application site, which is protected by a Tree Preservation Order (ref: W1). Adjacent to the woodland is an existing Public Right of Way (PROW) which passes over the pedestrian bridge above the M1 Motorway (path number: 272) and runs east-west across the southern part of the site, connecting into the alleyway off Lambert Fold. A separate PROW (path number: 278) runs southwards towards Keresforth Road.”
