The approximately 6.5-hectare agricultural site has hedgerows, trees, two public footpaths, a watercourse and areas of surface-water flooding.

“The application site comprises approximately 6.5 hectares of land, which is currently used for agricultural purposes. The field boundaries to the site are mixed, displaying hedgerows, mature trees, fencing/walls and shrub planting. Two Public Rights of Way (RoW), Selston Footpath 1 (linking Alfreton Road with Lindley Street) and Selston Footpath 4 (linking Alfreton Road with Walters Crescent) cross the site in a north-south direction.”

“They had also recently reassessed the £29,800 requested towards bus stop infrastructure and because of increased costs they had now requested this to be uplifted to £34,600.”
