“The application site forms part of a larger site that was previously granted planning permission in principle in 2015 for the erection of three dwellinghouses and garages. The associated matters specified in conditions (MSC) application was subsequently approved in 2018. Development subsequently commenced on site in association with these approvals.”

“Thirteen photovoltaic solar panels are proposed to be installed on the south facing roof plane. An air source heat pump will be installed to the southern elevation. A 1.2m high post and wire fence is proposed around the site together with tree planting at the site corners.”

“The application site extends to 0.69 hectares of greenfield land and is within the accessible rural area. The application site is 35m to the east of the settlement boundary of Auchleven as defined within the Aberdeenshire Local Development Plan 2023. The site lies to the east of the main road running through the settlement and to the east of Auchleven Croft.”

“The site is bounded to the west by two temporary structures including a chicken shed and a static caravan under the applicant’s ownership. To the north, lies an existing access track which links to the main road running through Auchleven. The remaining boundaries are defined by open countryside and agricultural land.”
