Description

Betula Pendula: Thirty percent reduction of crown volume. Salix Alba: Tree has clearly had several pruning works in the past and resembles a pollard in its growth form, although on some limbs the knuckles are not very distinct. Proposed works are to in effect re-pollard the recent years' regrowth to previous pruning points, thereby substantially reducing crown volume but avoiding large wounds of greater than 10cm diameter. Site constraints 3

Flood zone 3, rivers and sea
High chance: a 1 in 100 or greater annual chance from rivers, or 1 in 200 from the sea. Any development here needs a flood risk assessment. Defences are not counted.
The Environment Agency flood map for planning. Homes in zone 3 must also pass the sequential test. Surface water flooding is a separate map.

Nutrient neutrality catchment: River Usk
New homes and overnight accommodation must show nutrient neutrality before approval.
Natural England advice: extra wastewater in these catchments harms protected habitats, so schemes must offset their nutrient load, usually through credits.
Abergavenny conservation area
Demolition needs planning permission and permitted development is restricted.
The council must give weight to preserving or enhancing the area's character and appearance. Not every council has published its boundaries as open data.
Not affected
No scheduled monument at the site

Checked on 11 September 2026. Historic England, the Environment Agency, Natural England and council datasets, Open Government Licence. A boundary can run through a site and the council holds the definitive record: confirm with the council before relying on this.
