No. 20 is constructed of brickwork featuring white cladding and a tiled hipped roof. The proposal includes the erection of a single-storey front porch extension with a roof light. This would have a depth of 2 metres, a width of 3.4 metres, a height to the eaves of 2.5 metres and a maximum mono-pitched roof height to 3.4 metres. The overall footprint of the property would increase by some 6.7 square metres. The proposed extension is set to the front of the property, extending beyond the principal elevation of the main dwellinghouse, and therefore would be readily visible within in the streetscene. Front porch extensions to other properties across Lea Road are noted, and therefore the addition is not considered to be at odds with the existing pattern or grain of development. The proposal would remain set back from the public realm by some 10.1 metres, and given its modest nature and in keeping design, would not give rise to any detrimental impact on the character and appearance of the area. Given consideration to the sufficient separation distance between the proposed porch and neighbouring dwellings, the proposed extension would be unlikely to lead to a loss of privacy, loss of light or overbearing impact. The proposal does not create any additional bedrooms and therefore would not be required to demonstrate further onsite parking. The proposal would not adversely affect the existing parking or access arrangements at the application site and would therefore be acceptable on a like-for-like basis. Ampthill Town Council were consulted on this application and raised no objections. The Trees and Landscape Officer was consulted on the proposal and raised no objections. The application was subject to public consultation and no representations were received.
