“Impact on character and appearance of the area Paragraph 4.4 of the South Derbyshire Local Plan Part 2 states that 'In all cases, it is necessary to ensure that development within the rural areas should be integrated into the landscape as sympathetically as possible with minimal impact'. Whilst the mobile home is just one structure within a large field, it constitutes an incongruous feature within a predominantly rural area, which does not integrate with the rural landscape.”

This states that 'Development in areas that are identified as being at risk from flooding will be expected to: Be resilient to flooding through design and layout; Incorporate appropriate mitigation measures; Not increase flood risk to other properties or surrounding areas; and Not affect the integrity or continuity of existing flood defences'.”
