Residents’ views

Residents objected over traffic, road safety, drainage, flooding, biodiversity, the countryside location, visual effects, services, neighbouring amenities and other matters.

“Public Consultation: A notice was posted on the site and nearby residents were notified and correspondence was received objecting on the grounds of:”

“Road safety, increased traffic and traffic volume during cer- tain times, existing roads are dangerous and narrow, sub- standard junction, on-road parking and emergency vehicle access. • Concerns about pedestrian safety and impact on the public footpath. • Impact on the School/no intention to extend the School. • Puts extra pressure on the local health service. • Doubt and concern over the number of houses. • Concern about the sewerage situation.”

Officer report

Who spoke

The applicant spoke in support, and the local member described housing need, local concerns and support for the application with mitigation.

Members’ discussion

Members considered the affordable housing need, local allocation, road improvements, footpath safety, landscape, drainage, biodiversity, language and open-space contribution.

“Evidence was submitted in the form of an Affordable Housing Statement and Evidence of Need and Allocation Strategy, referring to the need highlighted on the Social Housing and Tai Teg Register in Llanrug and Cwm y Glo. It was highlighted that Cwm y Glo was a village with a boundary located within 6km of Llanrug, and it was confirmed that there was no opportunity for a housing development to meet its own need.”

“Reference was made to the vast correspondence received by local residents, raising concerns about the impact of the proposal on road safety. As a result, further information was received in the form of a Road Safety Audit from the applicant, as well as a plan that showed improvements such as widening the turning to the south of the site.”
