“…gardens of limited privacy and practical value. The constrained siting of the dwelling further contributes to an impression that the plot has been developed beyond its capacity. Consequently, the proposal would fail to provide a satisfactory standard of amenity for future occupiers of plot 2, contrary to policies H5 and DS1. This harm attracts moderate weight against the proposal.”

“Furthermore, the development fails to provide adequate space for vehicles to turn within the site, such that visitors would be required to reverse approximately 50 metres to the nearby Y-junction before being able to manoeuvre and exit. This arrangement is considered to result in an unacceptable impact on highway safety and attracts significant weight against the proposal.”
