Non-material Amendment for full planning permission dated 17/09/2026 for Demolition of the existing buildings on the site and the construction of a linked building with a tower housing purpose built student accommodation (Use Class Sui Generis), a shoulder element housing affordable residential housing (Class C3) both with basement level, and an industrial building including affordable workspace at the southern element of the Site (Classes B2, B8, E(g)(iii), and Sui Generis), alongside the delivery of a flexible Class E unit at ground floor level, and a mixed community cafe and PBSA co-working space (Class E/Sui Generis) at ground floor level on the corner of Ilderton Road and Surrey Canal Road, in addition to the delivery of hard and soft landscaping, pedestrian and vehicle access including the provision of a loading bay on Ilderton Road, cycle parking, blue badge car parking, wider public realm improvements. The amendments include: Reduction of overall height of proposal by 1 storey, units redistributed to preserve total PBSA accommodation of 477 Beds. Reduction in basement floorspace Relocation of two columns within the buildings colonnade. Reduction in PBSA cycle parking from 350 to 259 cycle parking spaces. C3 residential cycle parking reduced to 221 spaces. The ground floor levels have been rationalised allowing for the omission of the internal ramp and external steps, creating a more usable space in the amenity areas. The car park has been rationalised to improve efficiency of the structure and reduce embodied carbon. Rationalisation of floor plans to redistribute PBSA bedspaces and C3 residential layouts.
