Proposal

Tree works amended as agent's email 15.7.25 to crown reduce front sycamore (T1), not fell: FRONT: ONE Sycamore (T1)(ht.10m) CROWN REDUCE HEIGHT by 2-3m from 10m to 7-8m, REDUCE RADIUS by 1-2m to radius 2-3m to previous reduction points, CROWN LIFT to 3m above ground level. Reason: tree close to house, previously crown reduced. REAR (adj garden): ONE Mimosa (T2)(ht.6m) LATERAL REDUCE by 1m from 4m to 3m on SE compass point. Reason: remove overhang from neighbouring garden. REAR (nr. conservatory): ONE Silver Birch (T3)(ht.8m) LATERAL REDUCE by 1m from 4m to 3m on S compass point and remove one damaged branch. Reason: clearance from conservatory, general maintenance. REAR: ONE Pittosporum (T4)(ht.5m) CROWN REDUCE by 2-3m from 5m to ht.2-3m. Reason: to create more space & a nice even, trimmed tree. Informative A: the retention of the front sycamore with crown reduction, not fell, and maintenance of rear vegetation is greatly appreciated for amenity, wildlife and environmental benefits. Informative B: please create habitat log piles with arisings for wildlife and biodiversity. Data via plota.co.uk

Site constraints 10

Blackheath conservation area
Demolition needs planning permission and permitted development is restricted.
The council must give weight to preserving or enhancing the area's character and appearance. Not every council has published its boundaries as open data.
Council document ↗
Article 4 direction
Small HMO Northern Extension. Named permitted development rights are withdrawn here.
An Article 4 direction withdraws particular permitted development rights, so work that would normally need no application needs one here. Not every council has published its directions.
Archaeological priority area
An assessment or field evaluation may be asked for before ground works.
The council or Historic England considers archaeology likely here. A desk-based assessment, and sometimes trial trenching, can be asked for with the application.
Air quality management area: Lewisham AQMA
The council has declared the area as failing an air quality objective.
Schemes that add traffic, parking or combustion plant are assessed against the area's action plan and may need an air quality assessment.

12 listed buildings within 150 m
Nearest: Girls' Public Day School Trust School, Grade II, 16 m away · 1 Grade II*, 11 Grade II
The site itself is not listed. Listed building consent is needed for work that affects the special interest of a listed building, inside or out, on top of planning permission. Setting can be a consideration for buildings nearby; there is no fixed radius.

Historic England ↗
Habitat network: Network Enhancement Zone 2
Where habitat is joined up enough to work as a network. Context, not a constraint on its own.
Also on the record
Radon affected area, class 2; National infrastructure project 1836 m away: Thames Tideway Tunnel; Inside the Lewisham built-up area; Public transport access: PTAL 3 (moderate), TfL 2023, for the 100 m square.
Not affected
Outside flood zones 2 and 3 · Not green belt · No scheduled monument at the site
