Hotel cladding changes at Another Place, The Lake, Watermillock

Summary of planning committee decision

Decided by Lake District Development Control Committee on 1 Jul 2026.

7/2026/3033Approved

What was proposed

The application sought to change approved stone and timber cladding to horizontal slate-grey timber-effect weatherboarding.

“In 2017 we granted planning permission for two three-storey stone-clad accommodation blocks (amongst other works) under planning permission 7/2016/3002, subsequently amended under 7/2016/3063. The development was implemented, but the stone facing used on the two accommodation blocks was not successful and has resulted in water ingress.”

“Lake District National Park Authority Development Control Committee – 3 June 2026 7/2026/3033 2.5 A letter accompanying the application explains that the applicant has had difficulty in identifying a timber cladding product which would have an appearance in keeping with the character of the site and be suitable for approval under the Building Regulations, so the original stone cladding remains in place.”

Officer report

The site and development

The site is a hotel comprising an extended villa close to the shore of Ullswater, with two three-storey accommodation blocks.

“Another Place, The Lake is a hotel comprising an extended Villa close to the shore of Ullswater.”

Officer report

Main planning issues

The main issues were the proposal’s appearance and impact on the area’s character, and its effect on nature conservation.

“Although the application is for an amendment to an extant scheme, the effect of an approval would be the grant of a fresh planning permission for the whole development. We cannot re-visit the whole planning application, but need only address the amendments sought. In considering this application we need to re-impose any relevant/extant conditions on the original planning permission.”

“The main issues in this case are: • Appearance and impact on the character of the area • Nature conservation…”

Officer report

Consultation response

Matterdale Parish Council objected, while Westmorland and Furness Council Development Management made no comments.

“Matterdale Parish Council: Objects – ‘it feels that this would not fit in as well as the existing cladding. We would be more than happy to see the existing cladding replaced with a similar material.”

Officer report

The committee vote

Eight members supported a motion to approve the application with conditions and one member abstained.

“Motion to approve the application with conditions Proposed by [name withheld] by [name withheld] in favour of motion: Abstentions: 1”
