“A Member noted that they were minded to approve the application as the proposal ticked all the boxes and a management plan was provided for.”

“A Member considered that the external alterations would improve the appearance of the property and asked if the soft landscaping shown on the artists impression would be provided as part of the proposed works. It was clarified by the planning officer that soft landscaping to the frontage couldn’t be secured through a planning condition as the pavement to the front of the property was part of the public highway.”

“The HMO use hereby permitted shall be limited to a maximum occupancy at any one time of eighteen persons and the provision of 18 no. bedrooms as shown on the drawings as listed in condition 2.”

“The house in multiple occupation hereby approved shall not be brought into use until the glazing and ventilation specifications outlined in "Table 1 - Summary of minimum façade sound insulation treatment" contained within the Noise Impact Assessment Rev A received 12/02/2026 have been installed to each bedroom and the communal kitchen/lounge/dining area within the development. Thereafter, such acoustic mitigation measures shall remain in place at all times.”
