Proposal

Single storey rear extension. This proposal is for the construction of a modest single-storey extension to the rear of the existing dwelling. The extension itself will measure approximately: 5.05m wide ? 2.20m deep, which will provide an additional external footprint of approx. 11.2m?. It will be positioned to the rear of the original dwelling and will not extend beyond a wall forming the principal elevation. The proposed materials and external appearance will be sympathetic to and of a similar appearance to those of the existing dwelling. The work does not include any alteration to, or creation of, a new vehicular or pedestrian access to the application site, the laying out of any new street, or any changes to the existing parking arrangements. Existing hardstanding in the rear garden and existing means of enclosure (fencing) will be altered slightly where necessary to accommodate the extension and maintain suitable access around the property. Surface water drainage will be incorporated into the detailed design and connected to the existing drainage system where appropriate.
