A new private driveway would be constructed to the north of the existing dwelling and would link with an existing access off the B4595, which is to be widened to facilitate the development.”

“Measuring approximately 3400 square metres in plan, the site comprises of a level plateau which contains an existing dwelling, an outbuilding, parking areas and a large lawned garden. The surrounding area is characterised by residential properties of varying scales and design and include bungalows and larger two-storey development.”
“The boundaries of the application site are enclosed by close boarded fencing and rows of mature trees, the western and northern portions of which are included within the Llantrisant Surrounds Special Landscape Area and Llantrisant Common SINC, as designated within the Local Development Plan. There is also a watercourse located to the south of the site and, as such, parts of the site are included within a Zone 3 Flood Extent.”
