A/26/101640/WTTPO - Work to Trees - TPO Registered

Proposal

T1- Remove all deadwood from horse chestnut overhanging public footpaths & main road. This tree has just dropped a large branch into the properties grounds. T2- Fell to ground level silver birch trees with fungi. This tree isn???t in good health and has the potential to hit the property if it fails. T3- Dead sycamore tree to be felled to ground level. T4 - Dead oak tree to be felled to ground level. T5- Mature beech tree to be pollarded as has fungi at the base and on the main stem. This tree is overly mature and would be catastrophic to its surroundings if it fails. T6- Beech trees x2 to be pruned back from property as branches are touching roof / gutters. Data via plota.co.uk

Site constraints 7

Green belt: Merseyside and Greater Manchester
Inappropriate development needs very special circumstances.
Green belt policy allows a short list of exceptions, such as limited extensions and replacement buildings. Anything else needs very special circumstances that clearly outweigh the harm. Some green belt land can count as grey belt, where it does not strongly serve the green belt's purposes. The council decides this in its green belt assessment or on each application, so we do not mark it here.

Haigh Village, Haigh conservation area
Demolition needs planning permission and permitted development is restricted.
The council must give weight to preserving or enhancing the area's character and appearance. Not every council has published its boundaries as open data.
Council document ↗
Public footpath about 12 m away
Matters where it crosses or adjoins the site: obstructing a path without a diversion order is an offence, and work cannot start until the order is confirmed.
Compiled from highway authority data, not the legal definitive map. A few authorities have not published, so no path shown is not proof there is none.
Also on the record
1 listed building within 150 m of the postcode pin; Coalfield, development low risk area; Inside the Aspull built-up area; Natural England's Provisional ALC map (1:250,000, 1970s) had this area as grade 3, but it predates the buildings here and the current map does not class it as farmland.
Not affected
Outside flood zones 2 and 3 · No scheduled monument at the site

Checked on 16 October 2026. The pin for this application is the centre of its postcode rather than the building, so distances to nearby designations are measured from the postcode and can be out by the width of the postcode area. Historic England, the Environment Agency, Natural England, the Mining Remediation Authority and council datasets, Open Government Licence. A boundary can run through a site and the council holds the definitive record: confirm with the council before relying on this.
