Proposal

FRONT: ONE Horse Chestnut (T1)(ht.18) LATERAL REDUCE SPREAD by 1-2m from 10m to 8m on the South/East compass point for 2m clearance from building, remove major deadwood and stem epicormics. Reason: General maintenance works. FRONT: ONE Lime (T2)(ht.8m) FELL. Reason: pollarded a number of times to a single stem with no branch framework, reduced amenity value. To be replace with something more appropriate. Informative A: irrespective of form, retaining the existing lime (T2) at a safe height is encouraged to try to re-establish a branched canopy for amenity, urban greening and wildlife habitat. Informative B: the proposal to plant a replacement tree is greatly welcomed to continue the hugely appreciated replacement tree planting already carried out, to maintain the treed setting of Drewery Court and the treed landscape of The Glebe into the future for amenity, wildlife, biodiversity and to reduce high temperatures in increasingly hot summers due to climate change - suggested trees are such as small leaved lime, oak, Robinia, wild cherry, field maple, whitebeam, wild service tree, walnut, Indian Horse Chestnut, Judas tree, wingnut, Koelreuteria paniculata, Japanese Pagoda Tree, Italian alder. Informative C: please create habitat log piles with arisings for wildlife and biodiversity. Informative D: additional tree planting is encouraged where space allows for ecosystem service benefits. Demolition needs planning permission and permitted development is restricted.
The council must give weight to preserving or enhancing the area's character and appearance. Not every council has published its boundaries as open data.

Article 4 direction
Small HMO Northern Extension. Named permitted development rights are withdrawn here.
An Article 4 direction withdraws particular permitted development rights, so work that would normally need no application needs one here. Not every council has published its directions.
Air quality management area: Lewisham AQMA
The council has declared the area as failing an air quality objective.
Schemes that add traffic, parking or combustion plant are assessed against the area's action plan and may need an air quality assessment.

Checked on 2 November 2026. The pin for this application is the centre of its postcode rather than the building, so distances to nearby designations are measured from the postcode and can be out by the width of the postcode area. Historic England, the Environment Agency, Natural England, the Planning Inspectorate, the British Geological Survey and UK Health Security Agency (radon, contains BGS materials © UKRI), Transport for London (public transport access levels, Powered by TfL Open Data, OGL v3.0, contains OS data © Crown copyright and database right 2025) and council datasets, Open Government Licence. A boundary can run through a site and the council holds the definitive record: confirm with the council before relying on this.
