The site was a rectangular plot between homes on a semi-rural road, with a derelict stable, hedges, trees and a nearby listed cottage.

“The application site consists of a rectangular plot on land on the southern side of Lumb Brook Road sandwiched between residential plots on either side. The site includes a derelict wooden stable block with corrugated iron roof. The boundaries are defined by hedge and tree coverage though there are no TPOs on the site.”

“Lumb Brook Road is a semi-rural highway with a mixture of residential properties on either side. Neighbouring Wrights Green Cottage to the west is a Grade II listed property and also locally listed. The neighbour to the east is a sprawling bungalow. There is a ribbon of 1930s era terrace, semi-detached and detached properties on the northern side of the highway to the north west and semi-detached cottages to the north east, one of which is locally listed.”
