Details pursuant to Conditions 4 (Levels) and 6 (Noise and Vibration Levels ) attached to planning permission dated 18/12/2025 for Phase 2a (Full planning permission) to include the construction of new dwellings to provide residential homes (Use Class C3), along with cycle and vehicle parking, highway and access improvements, children’s play space, public realm enhancements and associated landscaping ("the Development"). The proposal provides 2no. new buildings (Block A & Block B) at 3-4 storeys in height. Building A is proposed at three storeys and Building B is proposed at four storeys. 45no. units (Use class C3) (18no x 1b2p, 18no x 2b4p, 7no x 3b5p, 2no x3b6p), including the provision of 5no. part M4(3) homes for wheelchair users. 100% affordable homes comprising, 36no. units (80% provided for social rent) and 9no. units (20% provided as London Living Rent). 32no. car parking spaces provided including 5no. accessible disabled parking bays. A total of 92no. long-stay and 4no. short-stay cycle parking spaces will be provided in dedicated cycle stores. Block A would incorporate x3 1,100litre bin for general waste, x3 1,100litre bin for recycling and x2 240litre bin for food waste. Block B would incorporate x4 1,100litre bin for general waste, x4 1,100litre bin for recycling and x3 240litre bin for food waste. 30no. new trees are to be planted on site. The amount of hard landscape on the Site is 2,823sqm and there is 2,804sqm of hard landscape proposed in total. The amount of existing soft landscaping in the scheme is 2,368sqm with 2,191sqm proposed. 683sqm of publicly accessible open space is proposed. 145sqm of playable space is provided at ground floor level (77sqm for 5–11-year-olds and 68sqm for 0–4year-olds.)
