“No external lighting shall be installed at the application site unless details of the proposed lighting scheme, including the location, design, specification, intensity, and measures to minimise light spill, have first been submitted to and approved in writing by the Local Planning Authority. The external lighting shall thereafter be installed and maintained in accordance with the approved details.”

“The development hereby permitted shall be undertaken in accordance with the ecological mitigation and enhancement measures detailed at Section 1.2 of the report entitled ‘Bat and Barn Owl Survey Barn at East Trewarlett Farm, Lezant’ dated March 2026 and undertaken by Lee Ecology. The development shall be completed in accordance with the details hereby approved.”

Why the committee approved it

The proposer said the scheme suitably reused part of an existing building and its limited landscape harm was outweighed by providing another home.

“The reasons given by the Proposer for wishing to approve the application were that the proposal represented a suitable re-use of part of an existing building and that the limited landscape and visual harm would be outweighed by the benefits of providing an additional home in accordance with Policy 7 of the Cornwall Local Plan and Policy HO11 of the NPPF.”
