Description

Application Reference Number: DC/078942 Date of Decision: 27/12/2023 Condition Number(s): Condition 1 (approved drawings) Conditions(s) Removal: We wish to amend the approved drawings to address the following: 1. Removal of trees due to deterioration in condition and replacement. 2. Amendment to the retaining structure arrangement to the northern end of the building. 3. Slight adjustment to the cycle store position. 4. Parking spaces with required electrical charging selected and bollards indicated. Details of these changes are listed below: 1. Trees - In preparation for site clearance and demolition of the existing building it was identified that the condition of the trees had deteriorated. A significant period has elapsed since the original tree survey and report were completed so the Arboriculturist was recalled to site to update their report (refer to document named: 7805.01 1200 Dec 25). Please refer to section 4.6 for information about the impacts of development. In summary it is necessary to remove additional trees to the site perimeter where they?re currently not being maintained and provide replacement planting within the site where they will be maintained in the future. The landscape architects have provided a proposal for the compensatory planting (refer to document named: UG_513_ARB_AIA_01_REV_01_FINAL and corresponding architectural drawings 5376_1800A_PLANNING - SITE LAYOUT & 5376_1801A_PLANNING - DETAILED SITE LAYOUT). 2. Retaining structure - The selected mode of construction is timber frame, a modern method of construction which is more sustainable and is advantageous on a tight constrained site such as this as components can be pre-fabricated reducing construction traffic and disruption to neighbours. However, timber frame walls are not suitable for retaining ground so we have set back the retaining wall to move the waterproofing line away from the building. The appearance from the surroundings will be similar as can be seen on the dr… Data via plota.co.uk
