Ship Court is a vacant Grade II listed building in Gainsborough Town Centre, adjoining commercial units and pubs.

“Site Description: The application site comprises of a Grade II Listed building known as Ship Court within Gainsborough Town Centre. The building fronts onto Silver Street and then extends west towards Caskgate Street and faces into the Ship Court car park. Most recently the building was used by a law firm, it has now been vacant for some time. The site is adjoined by other commercial units and pubs to all boundaries.”

“The Historic England Listing Description1 describes the building as follows;”

Officer report

Consultation responses

The town council supported the proposal, residents made no representations, highways raised no objection and archaeology requested more heritage evidence.

“Lincolnshire County Council does not have adopted parking standards and considers each application on its own merits. This proposal has 5 spaces, and whilst it is possible that the development may result in more parking demand than these spaces, there is parking available in the vicinity. The site is also located in a sustainable urban area and future residents would not be reliant on private car.”

“LCC Archaeology: There are no photographs included with the Heritage Impact Statement to evidence what is expressed in the text of the document. The Heritage Impact Statement should include photographs which are referenced and located in a plan of the building with a particular focus on areas of impact from the proposed development, as well as photographs of the interior generally.”

Officer report

What members discussed

Members supported renovating the prominent building, considered town centre parking and living, and questioned how parking and construction conditions would be monitored.

“A Member of the Committee stated that the proposal would secure the renovation of a prominent building which had fallen into disrepair and was considered an eyesore. Support was expressed for the application. A question was raised regarding how the proposed parking spaces would be secured for residents. Officers advised that this would likely be controlled through private parking signage.”

“A Member of the Committee stated that while parking concerns had initially been noted, the Officer’s assessment was considered sound. Reference was made to the proximity of nearby short stay parking and support for town centre living.”
