“The application site relates to a Grade II listed former stable building which, together with the original main dwelling and associated barn and cottages, forms the historic ‘Old Place’ manor house complex. Old Place is located circa 700m to the east of Sleaford’s town centre and comprises a cul-de-sac development off the northern side of Boston Road.”

“The former stable building has an L-shaped layout, and the application relates the end property to the north-east which is known as 30 Old Place. The property has a rear garden area enclosed by an approx. 1.8m timber close boarded fence. From a Case Officer site visit, it is understood that the area of hardstanding to the east provides allocated parking for residents.”

“The proposal is therefore considered to positively enhance the architectural and historic character of the listed building and reinstate features that would be considered to better reflect wider window patterns and therefore also improve the setting of adjacent buildings forming part of the same listing. Accordingly, the application complies with Policy S57 of the CLLP and wording within section 16 of the NPPF and the recommendation is one of approval.”

“The proposals are considered to incorporate a design that positively enhances the architectural and historic character of the building, reinstating timber windows and door which are sympathetic both the listed building and wider setting of Old Place. There are clear demonstrable benefits in the replacements which would also allow for the removal of uPVC windows which are considered inappropriate in this setting.”

Members asked a question in relation to the profile of the glazing and Officers responded that the glazing proposed was slimline and particularly suited to installation in heritage properties whilst also achieving thermal efficiency.”
