Business extension at 12 Beeching Road, Bexhill-on-Sea
Summary of planning committee decision
Decided by Rother Planning Committee on 28 May 2026.
What was proposed
The proposal included an extension and a new roadside green space area with planting for one tree.
“RR/2026/0349/FULL 7.3 In addition, the proposal seeks to create a new area of green space to the roadside boundary, including planting for one new tree. This would further enhance the street scene.”
Officer report
The site and surroundings
The site has an industrial character, existing buildings and nearby public car parks on Beeching Close and Wainwright Road.
“It is noted that there is a public car park on Beeching Close immediately to the west of the site as well as the Wainwright Road car park, which is a five- minute walk from the site. As such it is not considered that the loss of one parking space would cause any highways or parking issues.”
“The proposal supports the expansion of an established local business. The extension is considered of an acceptable scale and design for the industrial character of the area and the existing buildings on the site. In addition, there is not considered to be any harmful highway impact arising from the development. The application is therefore recommended for approval.”
Officer report
Parking and biodiversity
Parking would fall from nine to eight spaces, while the hardstanding site appeared exempt from biodiversity net gain requirements.
“The proposal would have a net loss of parking space, going from nine to eight spaces. Three of the proposed replacement parking spaces would be positioned between the two buildings (Nos. 12 and 14). It is acknowledged that manoeuvring into and out of these spaces would be awkward, however as the vehicle manoeuvre would be within the application site, there would be no increased risk to wider highway users.”
