“Members considered the impact of the proposal on neighbouring residential amenity. It was noted that the proposed dormer windows and rooflights to the front and rear elevations would not result in a harmful increase in overlooking or loss of privacy to neighbouring properties. Members also noted that no new first-floor openings were proposed in the north (side) elevation facing Bramley Cottage and, therefore, no detrimental impacts in terms of loss of privacy would arise.”

Roof height and massing
The roof would rise by about 2.6 metres but use a half-hipped design on the side nearest the neighbouring house, which was set back from the boundary.
“In considering the scale and massing of the development, Members acknowledged that the roof of the dwelling would increase in height by approximately 2.6 metres. However, they noted that the roof would incorporate a half-hipped design on the northern elevation closest to Bramley Cottage and that the host dwelling was set back from the shared boundary.”

With the garage staying at its existing height, members considered there would be no unacceptable visual intrusion, overshadowing or loss of amenity.
“Members further noted that the garage would remain at its existing height. Taking these factors into account, it was considered that the proposal would not result in an unacceptable level of visual intrusion, overshadowing or loss of amenity to neighbouring occupiers.”
