Proposal

No removal, extension, or demolition of any kind is proposed. No alteration of any historic fabric is proposed. Only repair and maintenance with minor energy efficiency retrofitting is being proposed. Three entrance doors are to be repaired and painted (front door, rear door, and side door). The colour scheme involves a change of colour from red to green, using linseed oil paint. None of these doors are original. The rear and side door are to have their current modern float-glass replaced with more thermally efficient, slim-line, double-glazing / vacuum-glazing. The side door is in a poor state, so an option to replace it with a new timber of equivalent design is sought, if a repair becomes non-viable. Two windows require significant repair: The first is the pantry window which has a frame that has completely decayed and requires significant replacement of timbers with pine. The leaves/sashes themselves are in a reasonable condition and will be completely retained, along with all fixtures and fittings (including hinges, ironmongery, and glazing). The second window is a simple outbuilding fixed-window that also requires significant replacement of timber due to decay, made to be an exact replica from oak, and using aspects of the extant material and the nearby outbuilding windows as a reference for the long decayed missing features. The painted exterior brick walls of the east-wing is of an incompatible plastic/acrylic variety that has failed and trapped moisture next to the wall, leading to decay and damp. The proposal is to remove this paint using the gentle DOFF technique allowing for further inspection and mortar repairs if necessary. The principal dwelling is of rendered Malmstone which has also been painted with incompatible acrylic paint leading to trapped moisture and significant decay and damage to the plaster and damp entering the interior rooms.
