Proposal

The proposal seeks permission for the change of use of the existing premises from Use Class A1 (Retail) to a mixed Use Class D2 (Assembly and Leisure) and Use Class A3 (Food and Drink) to create Kaizen Gym, a modern, inclusive and community-focused health, fitness and wellbeing facility with an associated caf?. The principal use will be as a gym and leisure facility providing cardiovascular, strength and resistance training, free weights, functional fitness, group exercise and general health and wellbeing facilities. The development will also include changing rooms, showers, accessible facilities, recovery facilities, reception and a small caf? serving coffee, refreshments, smoothies, protein shakes and light food. A key objective of Kaizen is to create a welcoming facility that encourages greater participation in physical activity across the local community. The gym will cater for a broad range of ages, abilities and fitness levels, from younger people beginning their fitness journey through to older members wishing to remain active and improve their strength, mobility and general wellbeing. Accessibility and inclusivity are important parts of the development. The premises will provide improved access for disabled people and wheelchair users, together with accessible facilities and exercise equipment suitable for users with different physical abilities. The intention is to reduce barriers to exercise and make health and fitness accessible to as broad a section of the community as reasonably possible. There is already significant demonstrated local demand for the facility, with over 250 people registering on the Kaizen waiting list prior to opening. Kaizen intends to actively engage with the surrounding community and develop a positive environment centred around physical activity, health, wellbeing and social interaction. The development is expected to create more than seven jobs, including positions across gym operations, fitness, customer service, reception, Data via plota.co.uk

Site constraints 2

Radon affected area, class 5
An estimated 10 to 30% of homes reach the radon action level. Indicative for the 1 km square, which takes the highest class found in it; a radon test gives the answer for a building.
From the British Geological Survey and UK Health Security Agency indicative atlas. Under building regulations, as the BRE guide BR 211 (2023) sets out, new buildings and extensions need basic radon protection from class 3 in England and Wales and from class 2 in Scotland, and full protection from class 5. The class at the site itself, from the detailed BGS map, decides which.
