The principal building is constructed of painted brick and render, incorporating both hipped and gabled roof forms finished in Welsh slate. The architectural composition and historic fabric contribute positively to the building’s special interest and its evidential value.”

“Newton Solney is an area of notable historic interest, characterised by a concentration of designated heritage assets. Although the application property is a Grade II Listed Building in its own right, it also forms part of the wider historic setting of several nearby listed structures. These include the Church of St Mary the Virgin (Grade II), Newton Park Hotel (Grade II), The Lodge and Attached Walls (Grade II), The Cedars (Grade II), and Beehive Cottage (Grade II).”
