Lawful development certificate for the proposed erection of a detached single storey garden office and the conversion of an existing detached garage to ancillary accommodation The proposed garden office will be used as a home office ancillary to the enjoyment of the dwellinghouse and will not be used as sleeping accommodation or as a separate self-contained dwelling. The building will have a flat roof and be positioned within the rear garden, maintaining a minimum distance of 2 metres from all property boundaries. The building footprint is approximately 9.6 metres in length with a tapered width varying from 4.5 metres to 3.0 metres. A WC will be installed within the building and connected to the existing foul drainage system serving the dwelling. The existing detached garage will be converted to an insulated ancillary room for domestic use. No extension to the garage footprint is proposed and no WC, kitchen or sleeping accommodation will be provided. No new vehicular access, highway access, street layout or parking areas are proposed. Existing access arrangements will remain unchanged. No significant new hardstandings are proposed other than any minor works necessary to provide pedestrian access between the dwelling and the proposed garden office. Existing boundary treatments and means of enclosure will remain unchanged unless otherwise shown on the submitted plans. Surface water from the proposed garden office roof will discharge to a suitable drainage system. Foul drainage from the proposed WC will connect to the existing foul drainage infrastructure serving the dwellinghouse.
