Summary of planning committee decision
Decided by Bracknell Forest Planning Committee on 10 Sept 2026.

“This is a full application for two storey side and rear extensions, a single storey front extension, the conversion of the garage and internal alterations.”
Officer report
The site and surroundings
The site is an end-terrace dwelling with one driveway space, an attached garage, and a loft bedroom being constructed under permitted development rights.
“The application site comprises an end of terrace three bedroom dwelling. A dormer loft conversion is in construction to add a fourth bedroom. This would comprise permitted development under Class B of Schedule 2, Part 1 of the Town and Country Planning (General Permitted Development) (England) Order 2015 (as amended). There is currently off-street parking for one car to the front of the house plus an attached garage.”
“The site does not fall within a Conservation Area, Character Study Area, or Article 4 Area. It lies within a defined settlement area wherein the principle of development is acceptable. There are no trees that would be affected by this proposal. The tree shown in the Google Streetview © image has been removed.”
Officer report

Minutes
The committee’s decision
The committee rejected the officer’s approval motion and refused the application because inadequate parking would harm highway safety and breach identified policies.
“The parking provision is inadequate and does not accord with the Council’s Parking Standards SPD. As such the proposal would result in an unacceptable impact on highway safety and is contrary to Bracknell Forest Local Plan policies LP 25 and LP 62, and policies TR4 and TR6(4) of the NPPF 2026.”
