The site contained a mostly cleared fire-damaged dwelling, a retained garage, hardstanding, trees, a pond and areas affected by planning constraints.
“The site comprises a large parcel of land, located within a bend to the southern side of Charters Road, Sunningdale. The site formerly contained a bungalow, and several ancillary outbuildings. Following significant fire damage, the pre-existing dwelling and outbuildings have been mostly demolished and cleared from the site.”
“The site is heavily treed, particularly surrounding the hardstanding and driveway, all of which are subject to Area TPO no. 19 of 2016. As identified on Drawing No: 1/13 Rev. B, part of the site is located within the Green Belt. Part of the site is at High risk of surface water flooding. The part of the site on which the proposed dwelling would be built falls outside of the Green Belt designation, and away from areas at risk of surface water flooding.”

“The approved scheme was granted permission subject to conditions, several of which required the submission of details to and approval in writing of this authority. The approval of all details pursuant to those conditions was not achieved within three years of the date of the permission, and consequently the approved development was not lawfully commenced within the prescribed timeframe. Planning permission 21/02168/FULL lapsed in December 2025.”
