“Ollerton and Boughton which is identified as a Service Centre within the Core Strategy. In addition, there is an existing footpath (i.e. pavement) on Brake Road which leads into Walesby. This provides a sustainable transport means to access the local services within the village. The application site is therefore considered to be in a sustainable location.”

“Therefore, subject to acceptable scale, design, materials, layout and shared access (to be assessed at Technical Details Stage), it is considered that a design could be achieved that would not have a detrimental impact on the visual and residential amenities, nor adversely impact highway safety.
