Market hall refurbishment at Market Hall, Midland Road, Swadlincote
Summary of planning committee decision
Decided by South Derbyshire Development Management Committee on 2 Jun 2026.
What was proposed
The application sought to vary the approved plans to replace the steel frame and add a fire-resistant wall beside the neighbouring public house.
“Proposal: The variation of condition no. 2 (relating to approved plans) of permission ref. DMPA/2025/1126 (Refurbishment of Market Hall including façade and internal alterations, demolition of existing masonry boundary walls and installation of new fencing and gates) at Market Hall, Midland Road, Swadlincote, DE11 0AG Ward: Swadlincote Reason for committee determination This item is presented to the Committee as South Derbyshire District Council is the applicant.”
“The proposal The Section 73 application is for a variation to the approved scheme through DMPA/2025/1126 to enable the complete replacement of the steel frame rather than to retain the frame and make alterations to the facades.”
Officer report
The site
The Market Hall is an unlisted building within the conservation area, beside the listed Town Hall, public house, bus station and other facilities.
“It is considered that once completed, the overall appearance of the scheme will remain similar to that previously permitted, with the size of the building unchanged. There will be no additional impact to the character and appearance to the Swadlincote Conservation Area or the area as a whole, and there will be no change to residential amenity through the proposed changes.”
“The Market Hall comprises an unlisted building that has a combination of red brickwork walls, metal roof, steel louvres and grids, with roller shutter doors (with vehicle barriers behind) and an arch framed metal gate on the principal elevation on Midland Road. It was constructed in 1984 and is described in the Swadlincote Conservation Area Appraisal as a large flat roofed monolithic block that does not contribute positively to character of the conservation area.”
