Proposed works to the existing annex located to the rear of Aynescombe Cottage, Thames Bank. The annex has fallen into a state of disrepair and, in its current condition, fails to meet contemporary Building Regulations, particularly in respect of thermal performance and resistance to moisture ingress. The proposed development comprises the dismantling and rebuilding of the annex on a like-for-like basis, retaining the exact footprint and overall scale of the existing structure, with no alterations to the outward-facing elevations. The only material change from the existing arrangement is the introduction of a vertical wall element, to be finished in white render to match the existing building, which will form the internal face supporting the pitched roof structure.
