Officer report

Why approval was advised

Officers considered the modular units, parking, access, drainage and natural heritage effects acceptable and found the proposal complied with CTY 1.

“The modular units will be located behind the existing buildings at the site and are characteristic of buildings used in an educational setting, so I have no concerns about the scale, massing and design of the buildings. In terms of sewage, it is stated the proposal will connect to Cabragh WWTW and NI Water were consulted as the statutory consultee.”

“PP3 - Access, Movement and Parking DFI Roads have no concerns about the access at the site as the visibility splays are already in place. PPS 2 - Natural Heritage (NH 5) Policy NH5 - Habitats, Species or Features of Natural Heritage Importance is also a consideration when assessing the impact of a development on priority habitat. The mobile classrooms will be situated on land to the rear of the existing building where there are trees which will need to be removed.”

Officer report

Consultation and representations

NI Water and DFI Roads were consulted, no third-party representations were received, and no objections were raised to water or access.
