Description
The proposed development comprises the demolition of the existing rear conservatory and the erection of a single-storey rear extension to the dwellinghouse. The extension is positioned wholly to the rear of the original dwelling, as shown on the submitted site plan and proposed drawings . The extension extends to a depth within permitted development limits and maintains a minimum distance of approximately 1.5 metres from the shared boundary. The extension has a maximum height not exceeding 4.0 metres, with an eaves height below 3.0 metres. The roof form is indicated on the submitted drawings and remains within the parameters set out under Schedule 2, Part 1, Class A of the GPDO. The proposed works include the insertion of rooflights within the rear roof slope of the extension and the formation of new glazed openings to the rear elevation. No side-facing windows are proposed. External materials are specified as light render to the rear extension, reflecting and matching the existing rendered detailing to the front elevation of the dwelling, ensuring a consistent appearance across the property. In addition, the proposal includes the replacement of the existing front porch canopy. This alteration is minor in scale and does not materially alter the footprint or height of the existing structure. No changes are proposed to the existing access arrangements, and there are no new streets, hardstandings, or alterations to boundary treatments. Existing drainage arrangements will be utilised, with surface water and foul drainage connected to the existing systems serving the dwelling.
