Officers’ assessment
Officers considered the replacement windows and gate sympathetic to the listed building and surrounding area, with no detrimental visual impact.
“The applicant proposes to replace 13 windows to the front of the dwellinghouse. The submitted application states that the existing windows are in poor condition with some missing panes, the proposed replacement windows are, therefore, required in order to preserve the listed building. The existing windows comprise of white painted timber, single glazed, sash and case windows (mixture of 6-over-6 and 2-over-2 style), with through astragals and one small casement window.”
“Representations received raised concerns regarding the internal steps associated with the proposed reinstatement of a gate opening to the rear garden boundary wall. The proposal would also include the installation of steps and handrail inside the property’s private garden ground that would access the proposed gate, this would not be visible from the public realm and would be used for private use, and therefore, would be considered to be acceptable.”
