“This a resubmission application which seeks retrospective permission for a large two storey detached garage that has been largely built. The garage is finished in red brick dual and features a pitched gable roof. The roof tiles and first floor fenestration have not been fitted. The garage is approximately 6.7 metres wide, 9.2 metres long and 6.4 metres to the roof ridge, 3.6 metres to the eaves.”

The site itself comprises of a detached two storey red brick garage associated with a detached red brick single storey bungalow. There is also a timber outbuilding that opens onto a patio and balustrade railing to the northeast of the site.”

“The development is unacceptable both in principle and in terms of design. By virtue of its scale, bulk and height over the demolished buildings, the development would amount to being materially larger than the buildings it has / will replace. The development is therefore considered to be inappropriate development in the Green Belt which by definition is harmful to the Green Belt.”

The outbuilding is materially larger than the buildings it has replaced and therefore amounts to inappropriate development in the Green Belt, which by definition is harmful.
