Two detached homes at 41 Coton Lane, Tamworth

Summary of planning committee decision

Decided by Tamworth Planning Committee on 4 Aug 2026.

0082/2026Approved

What was proposed

The application proposed two identical detached four-bedroom homes with parking, gardens and a shared access, following permission in principle for two dwellings.

“This planning application is for two detached dwellings on the front garden of 41 Coton Lane. In November 2025 ‘Permission in Principle’ for two dwellings was approved reference 0186/2025 and the subject of this report is the ‘Technical Details’ application relating to that permission in principle.”

“The proposed and existing dwellings would be served by a single access from Coton Lane. To the front of the dwellings would be 3 parking spaces per dwelling and a turning area. A gate is proposed to the side of the dwellings which will provide vehicle access to 41 Coton Lane at the rear.”

Officer report

The site and surroundings

The site was an approximately 828-square-metre front garden plot, screened by hedges and trees, with neighbouring homes to the south, east and west.

“The site is a rectangular shaped plot measuring approximately 828sqm formed from the front garden of 41 Coton Lane. The site is approximately 23m wide and 35m deep.”

“The site is screened from Coton Lane by an established hedgerow with medium height trees behind. Views of the site can only be seen when looking down the drive to 41 Coton Lane. The site is flat and mostly kept lawn with a drive down the centre and ornamental shrubs and planting in bedding down either side. Land levels along Coton Lane gradually rise from west to east.”
