“Full planning permission is sought for the demolition of the existing buildings and the redevelopment of the site to provide 3 no. commercial units, together with access, landscaping and parking. The existing buildings on site are in a current state of disrepair and in order to make the site a viable employment site, the demolition and redevelopment works are required.”

“In total the new floor space would amount to 1802sqm with the existing floor space lost through the redevelopment of the site being 496sqm. The net uplift in building floorspace would be 1306 sqm. The brownfield site is vacant, lies south of Ninn Lane in the countryside, and is screened by mature boundary trees and hedges.

The planning team explained that the drainage connection had moved to avoid third-party land and trees, and corrected the proposed cladding description.

“The Team Leader Planning Applications advised that the proposed off-site drainage connection had recently been moved, from that shown on Figure 13 in the report which would involve passing through third-party land, to a revised location under the access road which would avoid the loss of trees as well as the third-party land.”
