Seven beach huts at Part Clifflands Dip Promenade, Cliff Road, Felixstowe

Summary of planning committee decision

Decided by East Suffolk Planning Committee South on 24 Mar 2026.

DC/25/1683/RG3Approved

Consultees’ views

The town council recommended approval, while ecology, landscape and highways consultees raised no objections; disability advisers sought accessible routes and nearby disabled parking.

“27 January 2026: Disabled people should not be impaired by inadequate spacing of the beach huts in order to reach their huts. No gravel should be used on access pathways and adequate disabled parking nearby is essential.”

“27 October 2025: Raised concern that the proposed location for the beach huts have caused residents to consider that access to new and existing beach huts would be more difficult for disabled people. Asks if East Suffolk Council has sufficient consulted with disabled residents/visitors who make use of the area to seek their views.”

Officer report

Residents’ concerns

Representations questioned demand, parking loss, access, impacts on existing hut users, the layout, construction disruption and consultation.

“Third Party Representations 6.1. Thirteen representations were received from existing beach hut owners and local users of the area. This consisted of ten representations relating to the original proposal, comprising of six objections, two in support and two comments, albeit, it is noted that three of the objections related to the application at The Dip (DC/25/1683/RG3) but included both planning application references in their submission.”

“The proposal would reduce the size of the existing public car park, which serves beach hut users, visitors, walkers, and nearby facilities; • The car park is frequently full during summer months and loss of spaces may increase parking pressure on nearby residential streets; • Loss of turning space; • Inadequate access for deliveries and maintenance vehicles; • Inadequate access for disabled users; 55”

Officer report

Who spoke

The association chair supported the proposal as a replacement-site solution for displaced hut owners and asked the committee to approve it.

Members’ questions

Members asked about displaced owners, the memorial bench and whether its relocation could delay the huts.

“Councillor Ninnmey asked if there were still some beach hut owners who don’t have a site. The Chair of the Association said this application together with the other applications approved today meant that all 44 are homed.”

“Councillor Reeves asked about the memorial bench and what would happen if the owners don’t respond.”
