Officer report
The site and its setting
The 2.86-hectare site lies between existing residential streets, is currently grassed, and is beside industrial premises across Mary Avenue.
“The site was previously occupied by residential dwellings which were demolished between 1997 and 2003. 5 no. of the original dwellings remain on the site, a terrace of 4 no. properties on Leighton Terrace and 1 no. property on Quigley Terrace. These properties are excluded from the red line area of the application site. Some areas of highway, including adopted and non adopted sections, remain on the site as a legacy feature of the previous residential use.”
“Areas to the north, south and east of the site are of residential character. Land to the west on the opposite side of Mary Avenue is occupied by industrial premises.”
