“…wholly surrounded by existing residential development fronting Grayingham Road (a mix of single and two-storey dwellings) on one side and Maple Close (bungalows) on the other. The site mainly comprises overgrown grassland/brambles bounded by the rear fences and hedges of the surrounding properties. Some hedges are quite mature. There is a drop of almost a metre from the garden boundary to the east but otherwise the site is generally level.”
