26/02376/LBCALT - Listed Building Consent (Alt/Ext) Awaiting decision

Proposal

Listed building consent for works to an external beam at the rear of a Grade II listed property, involving removal of the rotten surface and associated previous cement mortar repairs while retaining the remainder of the original beam on the inside of the house. Resurface the beam with reclaimed heritage oak, with the connection timber-locked using 20mm oak dowels and re-establish the connection to the rafter. Remove cement render to 60mm above the beam and down the side of the jamb using a two-coat system lime mortar product, and paint the new oak work with linseed oil paint Data via plota.co.uk

Grade II listed: Chandler House the Cowden Stores
List entry 1085913 · 0 m away · 17 more listed buildings within 150 m (1 Grade I, 16 Grade II)
Listed building consent is needed for work that affects the special interest of a listed building, inside or out, on top of planning permission. Setting can be a consideration for buildings nearby; there is no fixed radius.

Green belt: London
Inappropriate development needs very special circumstances.
Green belt policy allows a short list of exceptions, such as limited extensions and replacement buildings. Anything else needs very special circumstances that clearly outweigh the harm. Some green belt land can count as grey belt, where it does not strongly serve the green belt's purposes. The council decides this in its green belt assessment or on each application, so we do not mark it here.

High Weald National Landscape
Great weight to conserving the landscape; major development restricted.
Previously an area of outstanding natural beauty, which is still the designation in law. Since 2023 authorities must seek to further its purpose, not merely have regard to it.
Cowden conservation area
Demolition needs planning permission and permitted development is restricted.
The council must give weight to preserving or enhancing the area's character and appearance. Not every council has published its boundaries as open data.

Habitat network: Network Enhancement Zone 2
Where habitat is joined up enough to work as a network. Context, not a constraint on its own.
Also on the record
Inside the Cowden built-up area; Natural England's Provisional ALC map (1:250,000, 1970s) had this area as grade 3, but it predates the buildings here and the current map does not class it as farmland.
Not affected
Outside flood zones 2 and 3 · No scheduled monument at the site
