- Full Application - Granted Conditions or Reasons: View Conditions or Reasons Informative Notes: 1 )Reasons for Granting The site comprises a two-storey semi-detached dwelling at 16 Stanford Road Southill, constructed of off-white rendered walls above a brick plinth, a tiled roof, white uPVC windows and front porch. Properties along Stanford Road are predominantly of a similar age and style. The semi-detached properties located either side typically feature small open-fronted porches with distinctive curved zinc roof, although some have been enclosed, including Nos 14 and 16. The proposal seeks permission for a single-storey front porch extension, slightly larger than the existing porch. It would incorporate contrasting modern materials with the use of grey cedral cladding and a white composite entrance door, whilst the roof tiles would match the existing dwelling. However, given its modest scale, subordinate design and setback from the road, the extension would not cause unacceptable harm to the character or appearance of the property or surrounding area. A materials condition can be attached. The existing front porches at No 14 and 16 are joined. A similar application has been submitted for the replacement of the porch at No. 14 (ref. CB/26/02400/FULL), proposing a porch of the same size and design, although this application has not yet been determined. As the existing porches provide the main entrances to both dwellings, and given the modest size of the existing porch at No 14 or the slightly larger proposed porch extension under ref: CB/26/02400/Full, no unacceptable impacts on light, privacy, or outlook would arise for either of those properties, and no other surrounding properties would be adversely affected. On the basis of the scale and nature of the development, adequate access and parking has been retained. The side (north) elevation of the proposed porch extension would straddle the shared boundary with No 14 Stanford Road. Certificate B has been signed and the appropriate notice served on No 14 Stanford Road. Neighbouring properties have been consulted on the application and no comments have been received. Southill Parish Council were consulted and have not commented on the proposal. In light of the foregoing appraisal, it is considered that the proposal would be in accordance with Policies HQ1 and T3 of the Adopted Central Bedfordshire Local Plan (2021), the Adopted Central Bedfordshire Design Guide (August 2023), the Parking Standards for New Development SPD (August 2023) and Policy DP3 of the NPPF (2026).Reasons for Granting The site comprises a two-storey semi-detached dwelling at 16 Stanford Road Southill, constructed of off-white rendered walls above a brick plinth, a tiled roof, white uPVC windows and front porch.
