Full Application - Granted Conditions or Reasons: View Conditions or Reasons Informative Notes: 1 )Reasons for Granting The site comprises a two-storey, semi-detached dwelling located on the west side of Stanford Road, Southill. No. 14 is finished in tan render with a tiled gable roof and currently benefits from a small front porch. The proposal seeks planning permission for the erection of a front porch with cladding following the demolition of the existing porch. This would have a depth of 1.8 metres, a width of 2.25 metres, a height to the eaves of 2.6 metres, and an overall hipped roof height to some 3.6 metres. Stanford Road is characterised by semi-detached dwellings of similar age and varied design, a variety of front porches to other properties across the area are noted and therefore the works are not considered to be at odds with the existing pattern or grain of development. The proposal includes the replacement of the existing front porch with one of slightly larger scale, incorporating contrasting materials of grey cedral cladding and a white composite entrance door. Given the modest scale, subordinate design, and varied material palate found across the streetscene, the development would not cause unacceptable harm to the character and appearance of the property or surrounding area. The existing front porches at No. 16 and No. 14 Stanford Road are joined. A similar application has been submitted for the replacement of the porch at No. 16 (ref. CB/26/02281/FULL), proposing a porch of the same size and design for which planning permission has been granted. Given this relationship and the existing porches at the site, it is not considered that the works would give rise to any unacceptable impacts on the neighbouring amenity of No. 16. All other neighbouring dwellings are sufficiently separated and/ or screened from the proposal as to where they would not be detrimentally impacted. The proposal does not create any additional bedrooms and therefore would not be required to demonstrate further onsite parking. The proposal would not adversely affect the existing parking or access arrangements at the application site and would therefore be acceptable on a like-for-like basis. Southill Parish Council were consulted on this application and did not provide any comments. The Council's Ecologist was consulted on the application and raised no objections. The application was subject to public consultation and no representations were received. The proposal is therefore considered to be in accordance with Policies HQ1, T2 and T3 of the Central Bedfordshire Local Plan, Section 11 of Central Bedfordshire Design Guide, Parking Standards for New Developments SPD and Chapter 14 of the National Planning Policy Framework (NPPF).Reasons for Granting The site comprises a two-storey, semi-detached dwelling located on the west side of Stanford Road, Southill. The rate of Council Tax you pay depends on which valuation band your home is placed in. This is determined by the market value of your home as at 1 April 1991. Your property's Council Tax band may change if the property is extended. The Council Tax band will only change when a relevant transaction takes place. For example, if you sell your property after extending it, the new owner may have to pay a higher band of Council Tax. If however you add an annexe to your property, the Valuation Office Agency may decide that the annexe should be banded separately for Council Tax. If this happens, you will have to start paying Council Tax for the annexe as soon as it is completed. If the annexe is occupied by a relative of the residents of the main dwelling, it may qualify for a Council Tax discount or exemption. Contact the Council for advice on 0300 300 8306.
