Full Application - Granted Conditions or Reasons: View Conditions or Reasons Informative Notes: 1 )Reasons for Granting The site is located at 44 Horslow Street Potton; a two-storey semi-detached dwelling. To the side of the dwelling is a footpath. A single storey extension is proposed to the side of the dwelling which would be modest in size and subservient to the main dwelling. As it will be located to the side it will be clearly visible in the streetscene. The rooftiles are proposed to match, however the proposed external walls will be a contrasting cement fibre horizontal cladding. Given it will be at single storey only and the cream colour cladding will be similar in appearance to the painted brick of the main dwelling it is considered visually acceptable in this residential context. A door in the existing rear elevation will be partially infilled and altered to a window which will be visually in keeping with the dwelling. The proposed single storey side extension and rear fenestration alteration would be well offset from the side and rear boundaries. The proposal, due to its scale, design and siting in terms of proximity to the boundary and relationship with neighbouring properties, does not result in an unacceptable loss of light, overbearing impact and loss of privacy. No other surrounding properties would be unduly affected. On the basis of the scale and nature of the development, adequate access and parking has been retained. Neighbouring properties have been consulted on the application and no comments have been received. The Footpath Officer has commented that Public Footpath No. 28 runs along the southern boundary to the site, however appears to be unaffected by the proposed development. Potton Town Council was consulted and has no objection to the proposal. Therefore, it is considered that the proposal would be in accordance with Policies HQ1 and T3 of the Adopted Central Bedfordshire Local Plan (2021), Policy HO-5 of the Potton Neighbourhood Plan, the Adopted Central Bedfordshire Design Guide (August 2023), the Parking Standards for New Development SPD (August 2023) and Section 12 of the NPPF (2024).Reasons for Granting The site is located at 44 Horslow Street Potton; a two-storey semi-detached dwelling.
