26/1449/TPO - Works to Protected Trees (TPO) Pending Consideration

Proposal

There are 2 mature oak trees in the garden property of 8 Cheltenham close EX4 2EL, both of these trees back onto exwick lane, the customer is worried about the trees failing and being within falling distance of his property, they both have large Ganoderma brackets at the bottom and significant damage to the stem from previous storms and havent fully recovered. The customer would like to reduce the stem in height and complete a pollard, with bringing the height down to take it out of falling distance and still maintaining the tree without losing privacy. On the Exeter city council map its displayed in the small square of a conservation area. I wish to undertake English pollarding of the two oak trees identified as T1 and T2, reducing them to a pollard framework at an approximate height of 15 feet (4.6 metres). The proposed works are intended to establish and maintain a pollard form, with all works carried out by a competent tree surgeon in accordance with good arboricultural practice and with due consideration for the trees health, long-term management and the surrounding conservation area. The trees are suffering from large Ganoderma brackets and the customer has been made aware of the health of the tree but still wishes to attempt to retain the trees. Data via plota.co.uk

Site constraints 3

Radon affected area, class 5
An estimated 10 to 30% of homes reach the radon action level. Indicative for the 1 km square, which takes the highest class found in it; a radon test gives the answer for a building.
From the British Geological Survey and UK Health Security Agency indicative atlas. Under building regulations, as the BRE guide BR 211 (2023) sets out, new buildings and extensions need basic radon protection from class 3 in England and Wales and from class 2 in Scotland, and full protection from class 5. The class at the site itself, from the detailed BGS map, decides which.
